PROPOSED DISPOSAL OF FIVE (5) PARCELS OF SHOP OFFICES HELD UNDER BANDAR KUALA LUMPUR, DAERAH WILAYAH PERSEKUTUAN KUALA LUMPUR, NEGERI WILAYAH PERSEKUTUAN KUALA LUMPUR BY SENI JAYA SDN. BHD., A WHOLLY-OWNED SUBSIDIARY OF THE COMPANY, TO UOB EQUITY SDN. BHD.

We refer to your Company?s announcement dated 21 October 2022, in respect of the aforesaid matter.

In this connection, kindly furnish Bursa Securities with the following additional information for public release:-

1) Notwithstanding that the transaction does not exceed the percentage ratio under Paragraph 10.04(1)(b) of the MMLR, please elaborate further on the basis in arriving at the purchase consideration for the Proposed Disposal other than stating that the purchase consideration was provided by valuer via inquiry based on the physical condition of the Properties.
2) To state the existing use of the Properties by the Company and whether the Proposed Disposal would affect the business operations of the Company.

3) To elaborate further on the utilization of proceeds for the Proposed Disposal, i.e. both capital expenditure and repayment of bank borrowings.

4) To provide the calculation in arriving at the gain of disposal of approximately RM6.63 million.
